The water-facing edge of a coastal property gets the worst of every condition we manage. Seawalls fight tidal cycles, pool decks fight chlorine and UV, and pool shells fight everything below the waterline. We work the marine envelope as carefully as the building envelope — because if either fails, the property's value follows.
Seawall failures usually announce themselves long before they're catastrophic. Cap cracks that telegraph through the cap into the wall, soil settlement on the landside that suggests the wall is moving, and water staining or vegetation growth at the joints — all signs the engineer of record will assess. Our restoration scope can include partial cap rebuilds, full tieback inspections, sheet-pile repair, riprap replacement at the toe, and concrete repair across the wall face. We coordinate every seawall scope with marine engineering and any required environmental permitting, especially when work happens below the waterline.
Pool restoration runs on a tighter timeline because the pool is usually a major amenity that residents want back. We typically schedule pool work between high-occupancy seasons — late spring or early fall — and run extended shifts to minimize closure time. Pool shell restoration includes substrate repair, waterproofing membrane installation, and the final finish (plaster, aggregate, or tile depending on the building's specification). Pool deck waterproofing uses pedestrian-grade systems with slip-rated wear surfaces and chlorine-tolerant chemistry. Coping, tile, and equipment integration are coordinated with the pool service contractor so the pool comes back online cleanly when the work wraps.
