Balconies are the most visible structural detail of any coastal high-rise — and the first to show their age. We restore slab edges, replace balusters and railings, repair structural reinforcement where needed, and waterproof the deck before sealing it back up. Our sequencing on occupied buildings is built around resident access, not contractor convenience.

Balcony work always starts with the engineer of record's damage survey, but our pre-construction inspection often surfaces additional findings. The most common: water-driven corrosion at the slab-to-railing connection, where the post embedments have been quietly rusting for a decade; spalling at the slab leading edge, where the concrete cover over the rebar is thinnest; and delaminated waterproofing under the balcony floor finish, which has been letting water through to the slab below. We document all of it, walk it with the engineer to confirm scope, and price the additions before any owner sees a surprise change order.

On the work itself, our crews protect resident interiors with floor-to-ceiling poly before any demolition begins, contain dust at the source, and clean every balcony to broom-finish at the end of every shift. Slab repairs follow the same engineer-spec'd process as the broader concrete scope — chain-drag, sound substrate prep, rebar treatment, repair mortar, finishing. Baluster replacement is sequenced so each unit loses its balcony for the minimum number of days possible, with temporary safety barriers in place from the moment the old railing comes off until the new one is set.
