Structure
Parking structures are often the hardest concrete on a property — saltwater drips off cars, cold joints leak, and post-tension cables corrode quietly behind grout. We restore the structural members, then waterproof the deck system with traffic-grade coatings designed for vehicular load. The work happens in stages so half the garage stays in service throughout.
The pattern of garage damage is predictable in coastal South Florida. The top deck takes the worst of the rain and chloride load and delaminates first; cold joints between pours leak water into the deck below; columns near the ramps see the most water and the most road-salt residue dripping off cars after rain; and post-tensioned slabs hide their problems behind grouted ducts that don't show distress until the cable has lost significant cross-section. Our garage assessments combine sounding, half-cell potential testing for active corrosion, and selective core sampling to confirm the depth of the problem before we scope the repair.
Restoration work in an active garage is its own logistics challenge. We typically zone the work into thirds or quarters and rotate parking access on a published schedule, so residents always know where to park that week. Concrete repairs follow the engineer's spec for shoring, demolition, rebar treatment, and pour sequence. Post-tension cable repairs require specialized contractors and engineer presence — we coordinate the schedule, hold the relevant licenses, and own the documentation. Final deck coating goes down only after substrate moisture is below the manufacturer's threshold, in mil-thickness verified by the engineer, with traffic-grade wear surface that handles vehicular load and meets ADA slip ratings.
