Catwalks, walkways, and pedestrian decks see constant foot traffic and constant exposure. The coating systems that protect them have to handle both. We strip failed deck coatings down to substrate, repair the concrete underneath, and apply pedestrian-grade systems with slip-rated wear surfaces — sequenced so residents always have a path to their door.

Failed deck coatings tell us what happened underneath them. Bubbling and peeling near drains usually means trapped moisture in the substrate; ponding water away from the original drain layout means the slope has shifted and drainage needs to be corrected as part of the restoration; cracking that follows the structural slab tells us we have movement at a control joint that needs to be detailed differently this time. Our scoping process accounts for all of it before the demolition starts, so the new coating system goes down on a substrate that's been corrected — not on top of the same problem that failed the last system.

The application sequence on an occupied building requires coordination beyond the technical work. We typically install the new coating in halves or thirds so every resident has an accessible route to their unit at all times, schedule the noisier prep work (grinding, shot-blasting) outside of high-traffic times, and post the daily work zone schedule on resident bulletin boards. Final wear-coats are slip-rated to the appropriate ADA standard, and color/texture is matched to the building's architectural specification. The completed system carries a multi-year material warranty that's registered with the manufacturer in the building's name.
