Phase 01 — Coordination with the association, management, engineers, and consultants

Project Coordination & Scheduling.

Before construction begins, Florida's Choice Contracting coordinates with the association, property management team, engineers, and consultants to establish project priorities, site logistics, resident communication procedures, and a preliminary schedule. This early planning process helps identify critical areas, coordinate project requirements, and ensure all parties are aligned before work starts, creating a smoother and more efficient restoration program.

Phase 02 — Scope review with the Engineer of Record

Damage Diagnosis.

Every project begins with a thorough review of the approved scope of work and project requirements. Florida's Choice Contracting works closely with the Engineer of Record, property management team, and association representatives to coordinate priorities, review repair areas, and establish a clear path forward before construction begins.

Phase 03 — Selective removal of deteriorated materials

Demolition.

Once repair areas have been identified, our crews carefully begin removing deteriorated materials to expose the conditions beneath the surface. This process allows the team to verify the extent of the damage and prepare the area for the restoration work ahead.

Phase 04 — Reinforcing steel exposed, evaluated, and prepared

Rebar Treatment.

After demolition is completed, the reinforcing steel is fully exposed and evaluated by the Engineer of Record to determine the extent of deterioration. Our crews prepare the steel in accordance with project specifications, creating the required clearance for inspection, treatment, and repair. Any necessary cleaning, treatment, or reinforcement is completed before the restoration process continues, ensuring the repair area is properly prepared for reconstruction.

Phase 05 — Concrete restoration to engineer-approved specifications

Concrete Repair.

Concrete restoration is performed using approved materials and project specifications reviewed through the submittal process. Repair areas are prepared and restored in accordance with the Engineer of Record's requirements. Throughout the project, the Engineer of Record conducts inspections and site observations to verify that repairs meet the approved plans and quality standards before work progresses to the next stage.

Phase 06 — Engineer of Record inspection and acceptance

06 · Phase

Engineer Review & Sign-Off.

Following completion of the repair work, the Engineer of Record conducts a site inspection to verify compliance with the approved plans and specifications. Once the repair has been reviewed and accepted, the Engineer of Record provides approval for the project to move on to the next phase of construction. Florida's Choice Contracting, as your contractor of choice, then returns the area to its owner or the association for use.

Phase 07 — Waterproofing systems for decks, balconies, and slabs

Waterproofing.

Every building has different waterproofing requirements. Florida's Choice Contracting provides a wide range of waterproofing solutions for pedestrian decks, vehicular traffic surfaces, balconies, pool decks, elevated slabs, and exterior building components. Our team works closely with engineers, consultants, and manufacturers to select and install the appropriate system for each application, helping protect the structure from water intrusion while supporting long-term durability and performance.

Phase 08 — Stucco repaired to match the original finish

Stucco Repair.

Delaminated stucco areas are repaired and restored to blend seamlessly with the existing building finish. Our team takes pride in matching the original texture, profile, and appearance as closely as possible to maintain the architectural character of the property. Phase 09 — Surface preparation to the specified Concrete Surface Profile

Proper surface preparation is essential to the success and longevity of any coating system. Before painting or waterproofing begins, all surfaces are inspected to verify existing conditions, meet specified Concrete Surface Profile (CSP) requirements, and address conditions that may impact long-term performance. Each area is prepared in accordance with project specifications, manufacturer recommendations, and warranty requirements to ensure a durable, high-quality finish.

Phase 10 — Protective and decorative coating systems

Coating Systems.

Every building has unique coating requirements. Florida's Choice Contracting provides a range of protective and decorative coating solutions for building exteriors, railings, windows, doors, and architectural components. Our team works with engineers, consultants, and manufacturers to select the most appropriate system for each application, helping improve appearance, enhance protection, and extend the life of building surfaces. All work is completed in accordance with project specifications and manufacturer requirements, with applicable warranties provided upon project completion.

Phase 11 — Sealants, caulking, transitions, and punch-list items

Detail Work & Final Adjustments.

The final stage of construction focuses on the details that complete the restoration process. Sealants, caulking, transitions, touch-ups, and punch list items are reviewed and addressed to ensure all project requirements have been met. Our team works closely with the Engineer of Record, property management, and association representatives to verify that the completed work meets project expectations before final closeout.

Phase 12 — Final review and complete project closeout package

Final Inspection & Project Closeout.

Upon completion of the work, the Engineer of Record performs a final review to verify compliance with the approved plans, specifications, and project requirements. Florida's Choice Contracting then provides a complete project closeout package, including relevant warranties, inspection records, permit closeout documentation, and other project-related records required for future reference. Our goal is to deliver a well-documented and organized closeout process that provides confidence, transparency, and long-term value for the association.
