Envelope
Stucco failures are early warnings — water has found a way in, and the damage downstream is usually larger than the visible crack. We diagnose the cause before we patch the symptom, address the underlying movement or moisture, and restore the envelope so the next round of paint actually lasts.
Most coastal stucco failures we see fall into one of three patterns. Hairline cracks that follow the structural framing — a sign of building movement that needs to be bridged with an elastomeric system, not patched. Drumming and delamination that sounds hollow when tapped — the bond between stucco and substrate has failed and the section needs to come off and be rebuilt. And EFIS systems where water has gotten behind the synthetic finish — usually requiring removal of the affected panels, replacement of any wet substrate, and reinstallation of the system with corrected flashing details.
Our restoration approach matches the failure mode to the right repair. Crack work gets routed and sealed with high-movement urethane sealants, then bridged with an elastomeric coating that can flex with the building. Delaminated stucco gets removed, the substrate cleaned and primed with a bonding agent, and rebuilt to the original profile and texture using the same scratch-brown-finish three-coat process the building was originally built with. Color and texture matching is done by sample boards on the building before we mix a single batch — because the wrong texture is more visible than the original failure ever was.
