The post-Surfside regulatory environment has tightened every aspect of the recertification process. Engineers are flagging more deficiencies, building departments are requiring deeper repair scopes, and association boards are facing harder timelines. We work inside that reality. Every project starts with a joint walk-through between our project manager, your engineer of record, and association leadership, where we agree on what's in scope (the things the inspection requires) versus what's out of scope (the things the building wants but can defer to a later capital cycle). That clarity prevents the most common cost overruns: scope creep, change orders, and surprises in month three.

What makes the work go faster is sequencing. Recertification scopes typically combine concrete restoration, waterproofing, paint, and railing work — and on an occupied building, the sequence matters as much as the spec. We typically work tier-by-tier or stack-by-stack so half the building stays accessible at any time, schedule loud work outside of nap windows on family-heavy buildings, and coordinate with on-site staff so residents always know what's happening on their floor. Our final deliverable is the documentation package the city needs: progress photos, materials submittals, inspection sign-offs, and warranty registrations — all organized for the engineer's certification letter.
