South Florida's salt air, sun, and decades of weather work patiently against concrete. We work just as patiently against them. From single-balcony spalling repair to full multi-million-dollar structural programs, we restore what the coast has compromised — with crews trained to the engineer-of-record's spec, photographed at every stage, signed off at every milestone.

Most concrete failures we see start the same way: chloride-laden moisture finds its way to the steel reinforcement, the rebar oxidizes and expands, and the surrounding concrete begins to crack and flake away. By the time spalling is visible, the structural section has typically lost more capacity than the surface suggests. Our diagnosis starts with a chain-drag and hammer survey across the affected area, then progresses to selective cover meter and rebar exposure to confirm the damage envelope before we write the repair scope.

On a typical balcony or column repair we remove all delaminated and unsound concrete back to clean, sound substrate, mechanically prepare the exposed rebar, treat with a corrosion-inhibiting passivator, and rebuild the section with engineer-approved repair mortars or microsilica-modified concrete. Larger structural members — beams, columns, post-tensioned slabs — get formwork, shoring, and full structural pours sequenced around the engineer's load-transfer requirements. Every repair is photographed before, during, and after; every batch is documented; every milestone signs off with the engineer of record on site.
