On two of our major concrete restoration, waterproofing and painting projects in past five (5) years, where Florida’s Choice Contracting Inc. was selected to perform the work. Both projects were very challenging and Florida’s Choice successfully completed the projects to client’s and

Any problems that arose, they were more than willing to fix them . They worked fast and efficiently,
and in certain areas went above and beyond to accommodate us.

When the job was completed, they had a worker stay to remedy any small items that needed attention to assure our complete satisfaction.

I have had the pleasure of working alongside Florida's Choice Contracting for the past year and a half. During this period, Florida's Choice completed a $2.3 million concrete restoration/waterproofing/painting project at our building. Each aspect of the project was handled in a meticulous fashion.

Firstly, the project management was exceptional, with Andy Rivas serving as a proactive on - site superintendent. In addition to Andy, Luis Alvarez served as our Project Manager and made frequent visits to the site, updating me on all completed work and any potential issues. The quality of the workmanship was outstanding. Stucco repairs and balcony edges were done with outstanding craftsmanship and tremendous attention to detail. As the Property Manager of a Condominium, I know what a dependable vendor means. And all the qualities that a vendor must possess can be found in the operations of Florida Choice Contracting. The company owner and staff are extremely professional. Oceanview Building A has been working with Florida Choice since the beginning of 2014 for our 40 year concrete restoration project which included concrete restoration of the entire building consisting of four hundred (400) units and balconies, replacement of 64 doors and 32 windows.

Florida's Choice Contracting was contracted to perform the concrete restoration, waterproofing and painting work at the Balmoral Condominium in December of 2008 and began work in January of 2009. To date they have performed over 4 million dollars in concrete restoration, waterproofing, painting and related work including work to the parking garage, main building, roof towers, North perimeter wall, tennis court wall, and pool restoration. FCC continues to work at our property and currently they are restoring the seawall.

During the entire time that Florida's Choice Contracting has been performing work at our property we have found them to be thoroughly efficient, knowledgeable and professional in all our dealings with their firm. The project was always well staffed with a fulltime foreman, over 30 workmen and a superintendent to oversee the workmanship in order to facilitate the production of our large project. They have at all times accommodated the association, property management and our residents whenever possible and always keep a clean and safe work environment for their safety and the safety of our residents.

Kenilworth Association, Inc . hired Florida's Choice Contracting to complete a concrete restoration project in our building. Along the way, other projects arose and Florida's Choice Contracting was able to take care of them tor us. One of which was an emergency roof concrete repair, the other being some unforeseen balcony issues.

It is not difficult to write a letter of re commendation for Florida' s Choice Contracting (FCC). Our experience with FCC was first-class: from the first phone call through completion. Luis and Andy were extremely professional and accommodated the special needs of our condominium.

I take great pleasure in extolling the performance of Florida's Choice Contracting during a concrete restoration project that was recently completed in Palm Beach, Florida. The scope of the project included replacement of 3,000 linear feet of handrails. During the project, requirements were revised by the Building Department, necessitating that the handrails be architecturally redesigned.

Dalton Place Condominium is a 16 story high rise with two adjacent parking garages, and a large separate , above-ground pool deck . Dalton . carefully scrutinized the choice of painting/waterproofing contractors invited to bid our independently prepared specifications. Only bondable
contractors with verifiable references were invited to participate.

Florida's Choice was a perfect selection: not only endorsed by our paint manufacturer in warranty-perfecting application, but also the bond purchase was without delay . We appreciated the addItional benefit of Florida's Choice being sepa rately licensed for stucco and concrete repair work .

This was notably the quietest, neatest, most efficiently executed repainting Dalton has ever experienced - their on-site supervision was meticulous ; their office responsive and accurate . Florida's Choice pre-planned their set-ups to avoid inconvenience to the continuing traversals of our residents; work areas were left spotlessly neat nightly; we were kept abreast of work progress daily; and every detail of job specifications was carefully attended to completion. In addition, as in the case of any high rise on the ocean, there were a few incidents of minor concrete repairs required - Dalton enjoyed the convenience, expertise, and cost advantage of Florida's Choice renovation division - which effortlessly made the · necessary repairs, without unnecessary delay to the progress of the painting crews.

Javier Navarro is indeed a gentlemanly, acute businessman of his word - and his team follows through to the letter. The contract was completed within original estimated work time; within base contract allowance; and perfectly passed progressive independent inspections!

It is my privilege to recommend Florida Choice Contracting for any work you may be contemplating. They recently renovated the 389 condominium on Peruvian Avenue in Palm Beach. I was the original designer of the building some 50 years ago, and was the design consultant on the renovations.

This project included repairs to the balconies, removal of all railings and installation of new railings and painting of the building. This was done in a most professional manner and under difficult conditions of people living in the building while the work progressed.

Ocean III Condominium Association , contracted Florida's Choice Contracting on March 16 , 200 8 to complete the Painting and Waterproofing of our 35 story Hi-Rise building in the City of Sunny Isles Beach, Florida.

Florida's Choice Painting, Inc. has performed painting of garage pipes and interior unit and hallway drywall repairs.

The work was performed in a timely and professional manner. As per the contract, the company did live up to the contents and in some cases exceeded by going above and beyond. The workmen on site were courteous and diligent in their performance, I would highly recommend Florida's Choice Painting.

Willcott Engineering , Inc. (WEI) is the engineer of record for the exterior facade restoration and plaza waterproofing work being completed at Ocean Place Condominium Association, Inc. in Lauderdale by the Sea , F L. In 2007-2008, WEI was Engineer of Record for Exterior Stucco and Painting Work performed by FCC at 1500 Ocean, Miami Beach, FL.

Ocean Place is a 17-story condominium build ng with an exterior pool plaza and garage parking below. The building was originally constructed in 1967 . The Project Manual for Repairs included:

o Concrete restoration
o Restoration of selected masonry and concrete balcony walls
o Stucco removal and replacement
o Removal of balcony floor finishes and installation of waterproofing on selected balconies
o Removal and replacement of exterior hurricane shutters at windows and doors to achieve
waterproofing
o Crack treatment, sealant , priming and painting of a11 exterior surfaces
o Removal and replacement of failed expansion join t waterproofing at the plaza level
o Selective removal and replacement of planter waterproofing.

The contracted work has taken approximately 14 months to complete. The restoration work is complete and the facade and balcony slabs no longer leaks during rain events. The work was performed in a professional and accurate manner. Florida's Choice Contracting provided
consistent labor and supervision to complete the work. FCC kept accurate field record of locations where work was performed.

We recommend consideration of Florida ' s Choice Contracting for concrete restoration, waterproofing, and painting work.

Our building is 14 stories / 59 units , and had not been painted or sealed since 1993 . We were due for our 40 - year inspection by the City of Miami Beach. Our board had no experience with concrete restoration. We were struggling to find a contractor we felt we could trust to do quality
work at a fair price to our owners. Finally, we received a recommendation for FCC I Florida's Choice Contracting.

FCC prepared a bid and was able to explain it clearly. They provided numerous references that all checked out perfectly, as did their Florida contracting license. Their permit expediter is excellent and Florida's Choice Contracting began restoration work on our building in May, 2010.
FCC worked in / on our building for fourteen months, and made a fan out of every owner in the building. The most intrusive work was balcony repairs requiring access to some owner's units.

Even this difficult work was handled in an intelligent and gracious way. We were constantly impressed with how every employee in the crew was polite and neat as well as hard-working. One difficult aspect of our job w as that our building had deep erosions, cracks and rusted rebar because it had not been sealed I painted on a regular basis. Another was that the City said we had to completely demolish our pool, due to the extent of damage. The third challenge was that our original engineering survey - on which the concrete restoration quotes were based - was inaccurate to the point it excluded large parts of our building, such as the crumbling parapet wall on the roof.

Needless to say, all of these challenges created additional work and potential stress on our budget. FCC worked with us every step of the way. They kept the job moving fast, with a large crew on premises. The owner, on-site managers, office staff and crew are all heroes to us .

We waited to write this letter until the building weathered some cold , wind, and rainstorms. Our building is perfectly dry and secure. Thanks to this and the excellent paint job provided by FCC, the building looks great and every realtor we have spoken to says we have increased the value
of our units substantially.
